Job Description:

1. To manage a project from start to close-out to maximize profitability and to display professionalism to clients to King’s Roofing’s standards.

3. Responsibilities:
4. Coordinate project activities to attain successful goals on all projects, focusing attention to on time and in budget project completion.
5. Control and prioritize multiple activities while handling multiple projects.
6. Understand all project documents including schedules, drawings, specifications, contracts, etc. pertaining to specific project.
7. Read takeoffs from plan/specs. Compile submittal packages and submit for processing.
8. Responsible for all change order estimations, tracking, adding to job costs for material, labor. (Review by Estimator or President before sending out.)
9. Compile material/equipment lists for ordering with superintendents.
10. Generate purchase orders. If needed delegate to project assistants.
11. Coordinate material and equipment deliveries with Superintendent/Foreman. Ensure inventory of materials are received onsite and packing slip matches purchase order and invoice. Ensure equipment is delivered and called off in a timely manner.
12. Track labor with Superintendent to ensure project stays within budget man days and labor costs.
13. Work with Project Assistants to track materials through ComputerEase purchasing reports or master tracking excel spreadsheet to ensure project stays within budget for labor, materials, equipment and subcontractors’ expenses.
14. Work with Estimator to schedule handover meeting, including Superintendents and Foremen (when necessary).
15. Work with Project Assistants as needed, for administrative tasks of project, providing schedule of values for billing, purchasing materials, renting equipment as well as any other pertinent items.
16. Coordinate with General Superintendent to ensure King’s Roofing’s Project Schedule is up-to-date with projects’ timelines.
17. Attend pre-construction and weekly jobsite meetings as required and/or scheduled by general contractor.
18. Manage assigned projects including coordination/supervision of subcontractors and suppliers. Constantly review all updated drawings, IB’s, RFQ’s, etc. and respond to in timely manner.
19. Coordinate final inspections with customer/manufacturer. Complete project closeout documents. If NDL Warranty is required, complete the manufacturer’s NOA form.
20. Direct customer relations efforts as related to the project and field personnel.
21. Review job costs weekly to watch profitability of projects.
22. Ensure overall control for the safety and quality of projects.

24. Required Skills:
25. Ability to read and comprehend plans, specifications, complex instructions, business correspondence, and scopes of work.
26. Effectively and clearly write correspondence, primarily in email format, to present information one-on-one, or in group presentations to customers, vendors and/or subcontractors and other employees of this organization.
27. Proficient with Microsoft Excel, Outlook, Word and Internet.
28. Strong communication skills, both written and orally.
29. Sound problem assessment and problem-solving skills.
30. Well organized, adept at planning work and managing time.
31. Extreme attention to detail, high level of accuracy and consistent follow up.
32. Requires sitting, standing, walking, reaching with hands and arms, lifting ladders on to trucks, lifting heavy items, climbing, balancing, stooping, and kneeling.
33. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
34. Must be able to: (1) regularly sit at a desk/computer and type; (2) clearly hear and talk on desk phone and cell phone; (3) bend over and use hands to lift, handle or feel materials; (4) climb ladders.
35. Must have a clean DMV record.

Experience in construction/roofing preferred. Excellent salary with full health benefits, company truck, 401k and vacation. Salary dependent on experience.
